"While finishing cabinet details on the Hix projectUnique Wood Productsneeded some bead board changed out so they could finish their install. Shawn and the rest of B&B employees were working out of town. Instead of "pulling off" because the job wasn't ready Unique went shopping, purchased the necessary materials, changed the bead board and then finished their install. What could have been a three to five day delay to the project was simply taken care of by Unique. The painter and other subs that were scheduled to be there the next few days did not have to make any changes to their schedules."
Great Project Experience
This experience is several months old but we wanted to share the following comment from a potential client and thank everyone who worked on the Snowcrest Ranch project.
"I have visited there three times and each time I'm more impressed with the quality of the construction. - It was just obvious to me that whoever built that house, knew what they were doing. A luxury home like yours is a completely different animal than a normal home. I know this because I recently built a 7000 square foot house on the lake in Island Park which was my first experience at that type of building. I think rather than pointing to one or two things that impressed me I would have to say it was more the entire package. Like Marvin windows, design, distressing, eight foot doors, flooring. All of these things have to come together to have a great product. Some people have that talent and most don't."

In addition to the quality work I want to thank those who have made an effort to keep jobsites clean. A clean and organized project reflects on our process and our entire team and has been and will continue to be something that clients and potential clients look for and are impressed with.

In todays market of limited work, increased competition and clients looking for a good price we can easily get frustrated with the bidding and some times re-bidding of a project. Such could have been the case on the "Thibaut Mountain House", but Jim with Johnson Brothers continued to work through the difficulties of bidding this project and not only helped us in our negotiations and eventual contract award of the project but also impressed the client enough that Valerie has decided to award additional work to Johnson Brothers based on the professional and helpful service Jim provided even though they are not necessarily the low bidder.

"Change Order Policy"
As many of you are aware we have requested that all change orders be approved in writing, and that they are submitted in a timely manner. Most custom home projects include multiple change orders and when these change orders are not communicated correctly confusion will occur and may result in not receiving payment for the change order. Anytime we are talking about a change in the scope of work that will increase the cost, you must inform us immediately. While we appreciate your willingness to make changes and get the work done, we need to make sure changes are communicated properly. When hearing statements like "Its not a big deal, we'll take care of it" the client assumes it's part of the bid and there will be no extra charge for the work. Please don't put us and yourself in that position. Additionally waiting several months to submit the costs for a change order can result in a situation where no one remembers what costs and changes were agreed to. In some cases the client may not even remember the conversation. The following procedure must be followed for all change orders.
1- Never do any change orders without a clear understanding of the scope of work and an agreement of any cost increases. 2- Never assume that the client and/or B&B know it is a change order that will result in an increased cost.
3- Obtain written approval for all change orders before performing the work. 4- Notify B&B ASAP if a change is requested by the Home Owner. Change orders requested by the home owner must be approved in writing. 5- Include all change orders on each pay application. If it's not on the pay app its not approved and you will not receive payment for it. 6- If a B&B supervisor is unavailble to give a written approval for a change order the subcontractor can obtain temporary approval over the phone but is required to follow up with written approval with-in 48 hours.
Neither B&B Builders or the client can be held responsible to pay for changes when our change order policy is not followed. At B&B we believe communication is the key to a successful project and the same goes for change orders. By working together change orders can be a rewarding and important part of project success.
